When I bought my 2008 used this Spring, I also had trouble with the front windows. I thought I could just lube the tracks. Once I removed the door panel on the passenger side, I realized it was going to need more than just lube. The cable was frayed and needed replacement. I called my local Ford dealer and made an appointment (not the selling dealer).
Both the passenger and driver window regulators were replaced under warranty. I had the selling dealer through in a Ford ESP as part of the deal. After the fix was completed, I contacted the selling dealership and they sent me a $100 check to cover the deductibale. Thankfully, the Ex is not my primary vehicle and did not leave myself or the wife without a vehicle while being repaired.

If I remeber correctly, the regulator/motor is a single unit that did not look too hard to replace. But I have been wrong before.
